Mine were pure modernization of certain areas. What normally increases value is the kitchen, bathroom, and floor. My recommendation is to just focus on those to increase value. It could be cheap or expensive, depending on what you want to achieve, but there are a lot of good deals if you know were to look (I used Pinterest a lot to see what things could be achieved cheaper).
